Walk the house first

Before a price goes anywhere near paper, we walk it together and separate what matters to a buyer from what does not. Most of the list is cheaper than people assume.

Not against what your neighbour hoped for. We look at what is active right now, what went pending, and what quietly reduced twice.

Prepare, photograph, launch

Presentation is the cheapest leverage a seller has. The listing goes live once, and the first ten days set the tone for everything after.

Showings with no offers are data. We adjust on evidence, on a schedule agreed up front, instead of waiting and hoping.

Option period, repairs, concessions, closing costs and leaseback all move real money. The highest offer is not always the best one.

Moving to Dallas–Fort Worth

A move should feel guided before the search begins. Most people arriving in North Texas start by comparing house prices, which is the last thing that should decide the answer. The metroplex is roughly the size of Connecticut; the difference between two houses at the same price is usually commute, school boundary, tax district and how much of the neighbourhood is still under construction.

Start with the commute, then the boundary

Fort Worth and Dallas are two different markets that happen to share an airport. Where you work determines which half of the map is realistic, and inside that half, school attendance boundaries move price more than square footage does. We map both before touring anything.

Then run the real monthly number

Texas has no state income tax, which means the county collects more through property tax. Add a MUD or PID district on newer construction and two identical houses at the same list price can carry very different payments. That number is knowable up front, and it is the number that should shape your search.

Then, and only then, tour

By the time you land, the list should be short and every house on it should already make financial sense. Do you charge buyers a fee?

Buyer representation terms are agreed in writing before we tour anything. Nothing is assumed and nothing is buried. Ask on the first call and you will get a straight answer.

How do Texas property taxes change what I can afford?

There is no state income tax in Texas, so counties carry more of the load through property tax. Two homes at the same price in Tarrant County and a neighboring MUD or PID district can carry very different monthly payments. We run the real number before you fall in love with a house, not after.

What is the option period and why does it matter?

It is the short window after a contract is signed where a buyer can inspect and walk for a set fee. It is one of the few genuinely negotiable levers in a Texas contract, and it is where a lot of deals are won or lost.

Do you work with new construction?

Yes. The builder's on-site agent works for the builder. Bring representation on the first visit, before you register, because most builders will not add it later.
